End of tenancy cleaning price by bedrooms
Bedrooms are the biggest single factor in the price of an end of tenancy clean. The chart shows the median booking value for each size of property, based on 6,162 UK end of tenancy jobs since 2024 where the bedroom count was recorded.
The median grows steadily with size: £208 for one bedroom, £255 for two, £330 for three, £438 for four and £574 for five. A two bedroom property costs about 23% more than a one bedroom, and each step up after that adds roughly £75 to £135 at the median.
Six bedroom properties are rare in the data (32 jobs), so their median of £593 is shown for interest only. Large properties are quoted on the actual layout.
Median bookings against the starting price list
The Hello Cleaners price list shows what the core clean costs: studio £155, 1 to 2 bedrooms £200, 3 bedrooms £275, 4 bedrooms £370 and 5 bedrooms £480. The table sets those next to what UK customers actually paid in total.

Median booking value is the whole job, including any extras. Low and high are the cheapest and dearest single jobs in the dataset.
The medians sit above the starting prices because most customers add something. A one bedroom median of £208 is close to the £200 starting price, so many one bedroom customers book the clean alone. By five bedrooms the median is £94 above the start price, which shows how much more extras and larger layouts add.
The low and high columns show the spread. A wide range is normal, because properties and extras vary a lot. The median is the best guide to a typical booking.
What pushes the price up
A bigger property is only part of it. These are the line items that appear in UK end of tenancy jobs. The bars show the share of the 14,990 end of tenancy jobs that included each one.
The core rooms (bathrooms, kitchen, bedrooms and living areas) are in around three quarters of jobs, because they are the clean itself. The items below are the ones that change the total:
- Interior windows are in 70% of jobs. They are part of most tenancy cleans.
- Appliances are in 53% of jobs, with an average quantity of 2.0. Fridge or dishwasher cleaning starts from £15 each, and a single oven from £25 (double or AGA £45).
- Carpets are in 40% of jobs, with an average of 2.9 areas. At £20 per area that is about £58, and stairs and landing are £25.
- Exterior windows are in 14% of jobs with an average of 5.4 windows. At £3.50 each that is about £19.

Deep cleaning by bedrooms
Many people compare an end of tenancy clean with a one-off deep clean, and the data lets you do that by size. The table sets the two medians side by side for the same sizes. Deep cleaning starts from £200.

Worked example: estimating your own price
You can build a rough estimate from the Hello Cleaners price list. These are examples using starting prices, not quotes.
- 1 to 2 bedroom flat, clean only: £200.
- 1 to 2 bedroom flat with 3 carpet areas, a single oven and a fridge: £200 + £60 + £25 + £15 = £300.
- 3 bedroom house with 4 carpet areas, a double oven and stairs: £275 + £80 + £45 + £25 = £425.
These examples add several extras, so they sit above the medians in the table, which include many bookings with fewer extras. Your own price is confirmed on the quote, so you will not be surprised on the day.
UK points to check before you book
An end of tenancy clean in the UK is usually tied to a handover: the landlord or letting agent checks the property against an inventory, and the tenant wants the deposit back in full. A few practical points follow from that.
- Read the tenancy agreement. Many agreements ask for the property to be returned in the condition it was let, with professional cleaning of carpets or ovens a common request.
- Use the inventory and check-in report. Compare the property with the report from the start of the tenancy. Photos help if there is a dispute.
- Book for the day you are empty. Cleaners work best in an empty property, after the removals team has left and before the keys go back.
- Keep the receipt. A receipt from a professional cleaner is useful evidence if the agent or landlord queries the clean.
