Cleaning Prices by City in the UK: 2024 to 2026 Data
Updated 10 October 2026 · By Hello Cleaners, part of Hello Services Ltd
What do cleaning services really cost in different UK cities? This guide uses UK cleaning jobs recorded from 2024 to 2026 and ranks every city with enough jobs to compare. Prices turn out to be very close, and here is why.
In short
- For a two bedroom end of tenancy clean, city medians run from £232 to £289 across 44 cities.
- London is £255 from 653 jobs, the same as Birmingham, Edinburgh and Glasgow.
- Prices are fixed nationally, so most variation comes from job size and extras.
- Figures are median booking values from UK jobs, not a price list.

The short version: prices are close across the UK
If you are comparing cleaning prices between cities, the first thing to know is that they do not move much. Prices are set nationally and confirmed on the quote, so a flat in Leeds and a flat in Leicester are priced on the same basis. What changes the final bill is the size of the property and what you add on.
The UK data shows it. For a two bedroom end of tenancy clean, the median booking value in the 44 cities with at least 15 such jobs runs from £232 to £289. That is a gap of £57 between the cheapest and the dearest city, and the typical city sits at £255. London, which has by far the most jobs (653), comes in at £255.
These are medians of the whole booking, not a price per service. A booking often bundles an end of tenancy clean with carpets, an oven or windows. Starting prices for each service are on the prices page.
Cleaning prices by region
Grouping the cities by region makes the picture clearer. Within each region, the typical median is weighted by the number of jobs behind each city, so a city with 80 jobs counts for more than one with 16.
| Area | Cities in table | 2-bed EOT jobs | Typical median | Lowest city | Highest city |
|---|---|---|---|---|---|
| London | 1 | 653 | £255 | £255 | £255 |
| South East | 12 | 546 | £259 | £240 | £289 |
| East of England | 8 | 287 | £260 | £249 | £269 |
| South West | 6 | 206 | £252 | £242 | £285 |
| East Midlands | 4 | 95 | £261 | £252 | £278 |
| West Midlands | 2 | 136 | £252 | £245 | £255 |
| North West | 4 | 134 | £254 | £235 | £260 |
| Yorkshire | 3 | 120 | £246 | £245 | £248 |
| North East | 1 | 29 | £232 | £232 | £232 |
| Scotland | 2 | 153 | £255 | £255 | £255 |
| Wales | 1 | 26 | £264 | £264 | £264 |
Typical median is the average of city medians weighted by job count. Only cities with at least 15 two bedroom end of tenancy jobs are included.
Every region sits within roughly £32 of the others. Among the areas with several cities, the East Midlands has the highest typical median at £261, with the East of England and the South East close behind. Yorkshire and the North East are the lowest, but the North East is only Newcastle (29 jobs) and Yorkshire is three cities, so read them as a guide, not a rule.

Medians in brackets show the number of jobs behind them. A median based on 15 to 25 jobs can move by a few pounds with one or two bookings, so treat neighbouring ranks as a tie.
London, Edinburgh, Oxford, Bristol and the rest, honestly
London
London is the biggest market in the dataset by far. It has 653 two bedroom end of tenancy jobs and the median is £255, which puts it in the middle of the table, level with Birmingham, Edinburgh and Glasgow. London is not dearer in this data. The London figure covers all London postcode areas plus nearby ones such as Kingston, Croydon and Watford.
Edinburgh
Edinburgh is the second largest end of tenancy city for this size of flat, with 128 jobs and a median of £255. That is the same as London.
Oxford
Oxford is the highest in the table at £289 from 47 jobs. Because the median covers the whole booking, the mix of extras added by customers plays a part, so it should not be read as Oxford being dearer on a like for like basis.
Bristol, Guildford and the lower end
Bristol (£242 from 84 jobs), Guildford (£240 from 73 jobs), Swindon, Liverpool and Newcastle have the lowest medians. Again, the median covers the whole booking, so the mix of extras plays a part. A two bedroom flat with no carpets or oven add-on will always come in lower than one with both.
Scotland and Wales
Edinburgh and Glasgow both come in at £255. Cardiff is £264 from 26 jobs. The same fixed pricing applies across England, Wales and Scotland.
What other services cost by city
The same pattern holds for other services. This table shows the median booking value of every job that included each service, in the cities with the most jobs. The number in brackets is the number of jobs. Because many bookings combine services, the same job can appear in more than one column.
| City | End of tenancy | Deep clean | Carpet | Oven | Appliances |
|---|---|---|---|---|---|
| London | £250 (1705) | £256 (1507) | £280 (1680) | £245 (694) | £257 (3075) |
| Edinburgh | £251 (296) | £255 (152) | £276 (209) | £230 (105) | £253 (382) |
| Birmingham | £260 (232) | £285 (145) | £276 (224) | £286 (108) | £270 (355) |
| Bristol | £244 (246) | £254 (135) | £281 (171) | £242 (96) | £249 (333) |
| Reading | £262 (229) | £291 (147) | £290 (218) | £275 (90) | £275 (337) |
| Cambridge | £265 (209) | £290 (131) | £292 (186) | £316 (62) | £284 (300) |
| Guildford | £250 (171) | £298 (124) | £283 (161) | £268 (76) | £260 (276) |
| Manchester | £250 (155) | £265 (120) | £280 (141) | £215 (59) | £260 (251) |
| Leeds | £235 (172) | £275 (92) | £282 (101) | £235 (57) | £248 (219) |
| Oxford | £300 (132) | £283 (86) | £318 (124) | £270 (62) | £290 (213) |
| Nottingham | £268 (101) | £285 (113) | £290 (116) | £209 (60) | £280 (194) |
| Glasgow | n/a | £255 (96) | n/a | £190 (43) | £244 (176) |
| Cardiff | £247 (87) | £272 (80) | n/a | n/a | £259 (154) |
n/a means fewer than 8 priced jobs in that city, which is too few to publish a fair median.
Carpet bookings have the highest medians of these five, because most carpet jobs also include a clean of other rooms. Oven bookings vary more from city to city, but that comes from how much else is bundled into the booking, not from a different oven price. Oven prices are fixed: single oven £25, double or AGA £45.
How to compare cleaning quotes anywhere in the UK
City medians are a useful starting point, but the quote in front of you is what counts. Whichever UK city you are in, these checks make quotes comparable.
- Compare like with like. Check that each quote covers the same rooms, the same carpets and the same appliances. A cheaper quote that leaves out the oven is not cheaper.
- Ask whether the price is fixed. Hourly rates can grow on the day. A fixed price confirmed in writing does not.
- Check what happens if something is missed. Look for a clear re-clean window. At Hello Cleaners it is 72 hours.
- Ask about deposits. Some companies take money up front. Hello Cleaners takes no deposit.
- Check the cancellation terms. Hello Cleaners cancellation is free with 24 hours notice or more, and 50% of the total under 24 hours.
- Match the checklist to your agent. A letting agent or landlord often has an inventory or cleaning checklist. Send it with your request so the quote covers it.
Three mistakes when reading city price comparisons
Treating a median as a price list
A median booking value is the middle of whole bookings, extras included. It is not the cost of one service, so it will always sit above a starting price.
Reading too much into small gaps
A difference of £10 or £15 between two cities is within normal variation when each city has a few dozen jobs. Neighbouring ranks are effectively level.
Ignoring property size
Bedrooms move the price far more than the city. A three bedroom house will normally cost more than a one bedroom flat, wherever each is located. Use end of tenancy cleaning price by bedrooms to see the size effect.
What this means for you
- Do not expect a city premium. Prices are fixed nationally. The same size of property is priced on the same basis in London, Leeds or Cardiff.
- Size and extras decide the price. Bedrooms, carpets, ovens and windows move the total far more than the city does. See end of tenancy cleaning price by bedrooms.
- Check the starting price, then the quote. Hello Cleaners end of tenancy starts at £155 for a studio, £200 for 1 to 2 bedrooms, £275 for 3 bedrooms, £370 for 4 and £480 for 5. Deep cleaning starts from £200.
- Get it confirmed. The price on your quote is the price you pay. There is no deposit.
- Book early in busy months. Timing matters more than location. See the busiest months for cleaning in the UK.
FAQs
Questions and answers
Is cleaning more expensive in London than in other UK cities?
Not in this data. Prices are fixed nationally. For a two bedroom end of tenancy clean, the London median booking value is £255, in line with Birmingham, Edinburgh and Glasgow at £255. Differences between cities mostly come from the size of the property and the extras added.
Which UK city has the highest cleaning prices in the data?
Oxford has the highest median for a two bedroom end of tenancy clean at £289 from 47 jobs. The lowest is Newcastle at £232 from 29 jobs. The gap is £57, which mostly reflects the extras customers added.
Why do the prices in this article differ from the price list?
The Hello Cleaners price list shows starting prices for a single service. The medians here are for the whole booking, which often bundles services such as carpets, an oven and windows. So the medians are higher than the starting prices.
Is there extra for travel outside a big city?
Teams are local and each team covers up to 25 miles around its base. Prices are fixed and confirmed on your quote, so you see the full price before you book.
Are these prices for the whole UK market?
No. They come from 31,487 Hello Cleaners jobs across the UK, with prices taken from jobs completed from 2024 to 2026. The data cannot tell you what other companies charge.
How do I get an exact price for my property?
Use the free quote form or book online. Give the bedrooms and any extras and the price is confirmed before the clean. You can also call 020 8124 1823.
About this data
Source: Hello Cleaners job records, 31,487 UK jobs, part of Hello Services Ltd. The records run from 2019 to 2026 with a gap in 2022. City prices use bookings completed from 2024 to 2026 (2026 is year to date). Each job was matched to a city using the postcode area. A median is the middle value: half of the bookings cost less and half cost more, so one unusually large job does not distort it. The median is of the whole booking value, not a single service. Cities with fewer than 15 jobs are left out of the main table. This is the data of one company, not the whole UK market.
