What UK end of tenancy cleaning is

End of tenancy cleaning, also called move-out or check-out cleaning, is a deep clean of a rented property done when a tenant leaves. The aim is to hand the property back in the condition recorded on the inventory, apart from fair wear and tear. In the UK it is closely tied to the tenancy deposit, which is why the clean is usually booked for the last day or two before the check-out visit.

The UK data shows it is the largest cleaning category by far: 14,990 of the 31,487 jobs in the dataset include an end of tenancy clean. Demand is driven by the rental calendar, university terms, and the fact that most agents and landlords expect a clean that goes beyond a tidy-up.

What does end of tenancy cleaning cost in the UK?

End of tenancy cleaning is priced by the size of the property. Starting prices are a studio from £155, a 1 to 2 bedroom property from £200, 3 bedrooms from £275, 4 bedrooms from £370 and 5 bedrooms from £480. The price is fixed and confirmed on the quote before booking. The full list is on the prices page.

Real bookings are often bigger than the base clean. Many tenants add carpet cleaning, an oven clean or exterior windows. The figures below are therefore the median booking value: the middle total of a whole booking, not the price of the cleaning line alone.

Across all end of tenancy jobs since 2024, the median booking value was £260. Half of bookings came in between £210 and £336.

End of tenancy cleaning checklist

Use this list to check the property before the inventory or check-out visit. A professional team covers the same areas.

Kitchen

  • Oven, hob, extractor and inside of cupboards
  • Fridge and freezer emptied, defrosted and wiped
  • Sink, taps and limescale
  • Worktops, splashbacks and floor edges

Bathrooms and toilets

  • Bath, shower, screen and grout
  • Toilet, including behind the base and the cistern
  • Basin, taps, mirrors and tiles
  • Extractor fan covers and window sills

Bedrooms and living areas

  • Wardrobes, drawers and shelves emptied and wiped
  • Skirting boards, doors, door frames and light switches
  • Radiators, window sills and interior windows
  • Carpets vacuumed, or deep cleaned if the agreement asks for it

Carpets matter most for the deposit if the agreement says they must be professionally cleaned. Read the carpet cleaning guide and the oven cleaning guide, which explain the two most common extras, and the appliance cleaning guide for fridges and dishwashers.

Deposits, inventories and letting agents in the UK

A cleaning company cannot promise a full deposit return, because that decision belongs to the landlord or agent. What helps is evidence that the property was returned in the condition recorded at the start.

  • Know where the deposit is held. In England and Wales a deposit must be protected in a government approved scheme, and Scotland has its own approved schemes. The scheme offers a dispute process if you and the landlord disagree.
  • Read the inventory. Compare the check-in report and photos with the property today. Fair wear and tear is not the same as dirt.
  • Check the tenancy agreement. Some agreements ask for professional cleaning or carpet cleaning. Keep the paperwork.
  • Clean after your belongings are out. The clean should be the last job, so the property is ready for the check-out visit.
  • Keep the receipt and take dated photos once the clean is finished.
  • Report problems quickly. Hello Cleaners offers a free re-clean if an issue is reported within 72 hours.

There is no deposit to book.

Common mistakes tenants make

  • Booking the clean before the removal van has left, so the property gets dirty again.
  • Leaving the oven, fridge and cupboards to the last minute. These show up in 53% of jobs for a reason.
  • Assuming a tidy flat is a clean flat. Inventory checks look at limescale, grease, marks on walls and the insides of cupboards.
  • Not checking whether carpets must be professionally cleaned.
  • Booking in late summer with less than two weeks to spare.

Timeline: when to book and what happens on the day

  1. 2 to 4 weeks before moving out: get a quote at /quote/. Book earlier for July, August and September.
  2. 1 week before: confirm the date. Aim for the day after belongings are out and before check-out.
  3. Day before: clear the property, arrange keys or access and check the water and electricity are on.
  4. Clean day: the team arrives with products and equipment. Most jobs start at 9am.
  5. After the clean: walk through the property. Report any issue within 72 hours for a free re-clean.

Free cancellation applies with 24 hours notice or more. Under 24 hours, 50% of the total applies.

What this means for you

  • Budget from £200 for a 1 to 2 bedroom property, and expect the total to be higher if carpets or an oven clean are added.
  • Avoid the late summer rush if you can. August and September are the busiest months.
  • Friday and Monday fill first. Sunday and midweek slots are easier to get.
  • Prices are fixed nationally, so a quote in Leeds and one in London for the same size are close.
  • Plan the clean around the inventory date, not the keys date.

How the numbers were calculated

Source: Hello Cleaners job records, 31,487 UK jobs, part of Hello Services Ltd.

The records cover jobs recorded between 2019 and 2026. This guide uses the 14,990 end of tenancy jobs in that dataset. Prices and areas use jobs since 2024. Months use the full years 2024 and 2025. Days of the week and start times use all years. 2022 has almost no records and 2023 is partial, so no trends are compared across those years. 2026 is year to date.

The median is the middle value: half of bookings were below it and half above. It is the total of a whole booking, not a per-service price. The data comes from one UK provider and is not the whole UK market. See also Hello Cleaners in numbers, what customers book most and cleaning prices by city.
