End of tenancy cleaning, also called move-out or check-out cleaning, is a deep clean of a rented property done when a tenant leaves. The aim is to hand the property back in the condition recorded on the inventory, apart from fair wear and tear. In the UK it is closely tied to the tenancy deposit, which is why the clean is usually booked for the last day or two before the check-out visit.
The UK data shows it is the largest cleaning category by far: 14,990 of the 31,487 jobs in the dataset include an end of tenancy clean. Demand is driven by the rental calendar, university terms, and the fact that most agents and landlords expect a clean that goes beyond a tidy-up.
What does end of tenancy cleaning cost in the UK?
End of tenancy cleaning is priced by the size of the property. Starting prices are a studio from £155, a 1 to 2 bedroom property from £200, 3 bedrooms from £275, 4 bedrooms from £370 and 5 bedrooms from £480. Real bookings are often bigger than the base clean. Many tenants add carpet cleaning, an oven clean or exterior windows. The figures below are therefore the median booking value: the middle total of a whole booking, not the price of the cleaning line alone.

End of tenancy cleaning follows the rental year. These are the shares of jobs by month, using the full years 2024 and 2025.
August (12%) and September (12%) are the busiest months, and December (5%) is the quietest. The busiest ISO weeks across 2024 and 2025 were week 35 (late August) with 168 jobs, week 26 (late June) with 155 jobs, week 36 (early September) with 155 jobs and week 39 (late September) with 153 jobs (ISO weeks run from week 1 in early January to week 52 or 53 in late December).

Deposits, inventories and letting agents in the UK
A cleaning company cannot promise a full deposit return, because that decision belongs to the landlord or agent. What helps is evidence that the property was returned in the condition recorded at the start.
- Know where the deposit is held. In England and Wales a deposit must be protected in a government approved scheme, and Scotland has its own approved schemes. The scheme offers a dispute process if you and the landlord disagree.
- Read the inventory. Compare the check-in report and photos with the property today. Fair wear and tear is not the same as dirt.
- Check the tenancy agreement. Some agreements ask for professional cleaning or carpet cleaning. Keep the paperwork.
- Clean after your belongings are out. The clean should be the last job, so the property is ready for the check-out visit.
- Keep the receipt and take dated photos once the clean is finished.
